This depends on the age and overall condition of the roof. If your roof is under 20 years old and the damage is isolated — a few broken tiles, a failed flashing — a repair is almost always the right approach. If the roof is 30 to 40 years old, has widespread tile deterioration, moss growth across a large area, or an old roofing felt that has hardened and cracked, a full replacement is usually more cost-effective in the long run than repeated repairs. A like-for-like roof replacement — same tile type, same colour, same roof profile — does not require planning permission and is classified as exempted development. If you are changing the appearance of the roof significantly, such as replacing a concrete tile roof with a different material in a protected structure area or an architectural conservation area, you may need to check with your local authority. We can advise on this as part of our initial assessment.

A well-maintained natural slate roof can last 80 to 100 years. Concrete tiles typically have a lifespan of 30 to 50 years depending on quality and maintenance. Flat roofs using modern EPDM rubber or GRP fibreglass systems carry 25-year guarantees and should last considerably longer with basic maintenance. The underlying roofing felt, which is the secondary waterproof barrier, typically has a lifespan of 25 to 40 years and is usually the reason a full re-roof is required even when the tiles themselves look acceptable.

Minor repairs can often be carried out in dry spells between showers, but for safety and quality reasons we do not carry out roofing work during heavy rain or strong winds. For urgent leak situations, we can often apply a temporary fix to stop water ingress while we wait for suitable conditions to carry out the permanent repair. For most pitched roof work in Dublin, scaffolding is required both for safety and to allow us to work efficiently. The cost of scaffolding erection and hire is included in our quotation. For minor repairs on single-storey sections or flat roofs, scaffolding may not be required and we will advise accordingly. We never compromise on safety and will not carry out work from ladders where scaffolding is the appropriate means of access.
