We carry out a full snagging inspection before handover, ensuring every detail meets the standard you expect. All works are BCAR compliant and certificates of compliance are provided.
Site clearance, excavation, drainage, and reinforced concrete foundations to engineered specification.
Blockwork or timber frame construction, structural steel where required, roof structure, and watertight covering.
Supply and installation of A-rated windows and doors, specified to meet building regulation thermal requirements.
Full insulation package to achieve a minimum BER A2 rating, meeting current Part L building regulations.
Full plumbing, heating, and electrical first and second fix, including heat pump or gas boiler installation.
Plastering, floor screeds, tiling, painting, joinery, kitchen installation, and bathroom fit-out to your specification.
The cost of building a new home in Dublin varies significantly depending on size, specification, and site conditions. As a general guide, construction costs typically range from €2,000 to €2,800 per square metre for a standard residential new build, with high-specification finishes or complex sites pushing costs higher. These figures cover construction only and do not include architect fees, planning costs, site purchase, or fit-out items such as kitchens and bathrooms. We provide detailed fixed-price tenders before any work begins, so you have full cost certainty from day one.
All new dwellings in Dublin require full planning permission from the relevant local authority, whether that is Dublin City Council, Fingal County Council, South Dublin County Council, or Dún Laoghaire-Rathdown County Council. The process typically takes 8 to 12 weeks from the date of application, though timelines vary. Our team works closely with your architect to ensure the build is designed for practical construction from the outset, reducing the risk of costly design changes once work begins. All completed new builds are certified under BCAR (Building Control Amendment Regulations) and a Certificate of Compliance is issued on handover.
